COMHAIRLE CONTAE FHINE GALL
FINGAL COUNTY COUNCIL
BALBRIGGAN-SWORDS-RUSH-LUSK AREA COMMITTEE MEETING
(Services B – Strategic & General Matters)
THURSDAY 13TH FEBRUARY, 2020
ITEM NO. 7
- AI052542
Question: Councillor B. Dennehy
“To ask the Chief Executive to outline what consequences are there of the
recent sale of land adjacent to Golden Ridge, Rush which was effectively
Phase Three of the development and that were due to be the green space
of the Estate and the yet to be delivered commuter bus service to Rush /
Lusk train station as was part of the original planning permission?”
Reply:
It is a legal requirement that any land which forms part of and included
within the site area of an implemented permission for development shall
be developed in accordance with the terms of that permission. This
requirement equally applies to all lands associated with the approved
Goldenridge Rush development, notwithstanding any sale or transfer of
title.
Development at Goldenridge Rush was originally approved under
F04A/1040 (Phase 1) as amended and under F04A/1296 (phase 2) as
amended.
Phase 1 of Golden Ridge has been taken in charge whilst Phase 2 has not
due to a number outstanding issues, including the development and
transfer of public open space and the completion of roads and pathways
to Council’s standards for taking in charge.
The delivery of all Class 1 and Class 2 Public Open Space and of the
incidental areas of public open space relating to the development of
Golden Ridge estate are ongoing, outstanding issues under active
consideration by the Planning Authority.
The overall successful completion of the Golden Ridge estate remains an
ongoing process.
The matter of delivery of commuter bus service rests primarily with Dublin
Bus.
